Kelowna and the surrounding Central Okanagan have 2,793 active listings and a median asking price of $799,000 as of August 2026. A condo asks a median $475,000, a townhouse $744,000, and a detached house $1,189,000, so the whole ladder is visible in one market. Of the 2,594 houses, townhouses and condos on the market, 522 ask under $500,000, a 20.1% share that no Metro Vancouver city comes close to matching. Kelowna and Area also carries more active listings than any other Central Interior region in British Columbia. The regional median asking price is $799,000 across 2,793 active listings as of August 2026. That count covers every property type, including land and manufactured homes. Narrow it to the three types most buyers shop and the picture separates cleanly.
The distance from a condo to a detached house in Kelowna is $714,000 at the median. A townhouse sits $269,000 above the condo median and $445,000 below the detached one, which puts it closer to the condo end than most buyers assume. That is the practical reason 525 townhouses are on the market at once in a region this size.
Price per square foot ranks the three types in a different order. Condos ask a median $520 per square foot, detached houses $445, and townhouses $432. Townhouses buy the cheapest space per dollar in Kelowna and condos the most expensive, which is the usual pattern in British Columbia. You pay a premium per square foot for a smaller, newer, more central unit.

A median hides the shape of a market. Across the 2,594 houses, townhouses and condos listed in the region, the range runs a long way in both directions.
Two things follow. Almost two thirds of Kelowna inventory is priced under $1,000,000, so a budget that buys a one-bedroom condo on the coast buys a townhouse here. At the same time, one listing in ten asks more than $2,000,000, because the lakefront and hillside estate market in the Central Okanagan is deep. Kelowna is not a cheap market and it is not a uniform one, and a regional median says very little about which half you are shopping in.
Kelowna and Area covers more than the city itself. West Kelowna, Peachland, Lake Country and the Big White area all report into the same region, and the spread between them is wide. These are median asking prices across all property types as of August 2026.
Westbank Centre carries the largest single block of affordable inventory, 248 listings at a $548,000 median, and it sits across the bridge in West Kelowna rather than in the city core. University District is priced almost identically at $549,000 and puts you next to UBC Okanagan, which makes it the obvious hunting ground for a rental purchase. Kelowna North at $649,900 is the cheapest of the central neighbourhoods, and at $684 per square foot it is also the most expensive per square foot on this list, because that inventory is mostly newer downtown condos.
At the top end, Kettle Valley and Upper Mission both sit above $1,600,000, and Black Mountain at $1,211,945 is the entry point to the hillside detached market. Lower Mission is the largest of the premium areas, with 237 listings at a $949,900 median, and it is the one part of Kelowna where lake access, older detached stock and newer condos trade in the same neighbourhood. The median active listing in the region has been on the market 70 days. Detached listings sit at 74 days, condos and townhouses both at 63. That figure measures how long the homes still for sale have been listed, not how long a home takes to sell, and the difference matters. A high number means inventory is accumulating faster than it clears.
The spread by area is the useful part. Black Mountain listings have been up a median 52 days and Lower Mission 59, while Rutland South sits at 87 and Glenmore at 78. Slow-moving inventory is where price reductions show up first, so the area with the highest days on market is often the one with the most negotiating room.
