Kamloops and the surrounding Thompson valleys have 1,427 active listings and a median asking price of $614,900 as of August 2026, the lowest of any Central Interior region in British Columbia. A condo asks a median $389,000, a townhouse $569,900, and a detached house $709,000, so the gap between a condo and a house is only $320,000. Detached houses ask $348 per square foot here while condos ask $478, which means a house buys cheaper space than an apartment does. The regional median asking price is $614,900 across 1,427 active listings as of August 2026, counting every property type including land and manufactured homes. Narrowed to the three types most buyers shop, the ladder is unusually short.
In most of British Columbia the step up to a detached house is the hardest one a buyer makes. In Kamloops a townhouse buyer at $569,900 is $139,100 short of the median detached house, and the full climb from condo to detached is $320,000. That is why the detached segment dominates here, at 903 listings against 278 townhouses and 175 condos.
Price per square foot says the same thing from the other direction. Detached houses ask a median $348 per square foot and townhouses $337, while condos ask $478. Detached space in Kamloops costs less per square foot than condo space, and by a wide margin, so buying attached to save money works less well here than it does on the coast.

Across the 1,318 houses, townhouses and condos listed in the region, the distribution is far tighter than anything in the Lower Mainland.
More than four in five Kamloops listings are priced under $1,000,000, and fewer than one in fifty asks more than $2,000,000. Kelowna, three hours south, has 37.0% of its listings above $1,000,000 and 10.1% above $2,000,000. Kamloops is a working market with a thin luxury tier, which keeps the median honest. It sits close to what buyers here are actually shopping for rather than being dragged upward by a narrow band of estate listings.
Kamloops and Area is a large region on Zealty. It covers the city plus Merritt, Chase, Logan Lake, Sun Peaks and a long rural stretch of the Thompson and Nicola valleys, so the regional median is not the city median. These are median asking prices across all property types in the city and its immediate neighbourhoods as of August 2026.
Sahali is the cheapest neighbourhood on this list at $499,900 and one of the busiest, with 95 listings that have been up a median 42 days. It sits on the hill above downtown and carries a large share of the city's condo stock, which is what pulls its median down. South Kamloops at $524,900 is the downtown core and asks $412 per square foot, the highest of these neighbourhoods, which is the usual trade for walkability. Brocklehurst at $574,400 is the value play, with the lowest price per square foot in the city at $310.
Aberdeen and Juniper Ridge are the two premium hillside neighbourhoods, at $761,950 and $789,900. Sun Rivers needs one extra check before you offer. It is a leasehold community, so a buyer takes a registered prepaid sublease rather than freehold title, and Tk'emlups te Secwepemc is the local government that collects property taxes there. The median active listing in the region has been on the market 66 days, and the spread by neighbourhood is wide. Batchelor Heights sits at 37 days, Sahali and Aberdeen at 42, while Valleyview is at 78 and South Kamloops at 63. Those are days already elapsed on homes that have not sold, not time to sell, so a high number points at inventory that is not clearing at its current asking price.
That is where the negotiating room tends to be. Valleyview at a $674,900 median and 78 days is a different conversation from Batchelor Heights at $734,450 and 37 days, even though the two medians are only about $60,000 apart. The full price history of a listing shows whether the seller has already cut, and by how much, which is the fastest way to tell a stale listing from a fresh one.
