Onni Buys the Hudson's Bay Building – Vancouver Landmark Headed for Redevelopment

Vancouver-based Onni Group signed a purchase agreement on April 23 to acquire the iconic Hudson's Bay Building at 674 Granville Street, with court approval pending and the deal projected to close by June 30. Onni beat out 31 other bidders, and the agreement comes with an unusually high 4.4% break fee, signaling the company is serious about converting the heritage retail block into something else entirely. Translation: another downtown department store is about to become condos.


Home Buyers' Plan Grace Period Extended to 5 Years

The federal government's 2026 Spring Economic Update, released April 28, extended the Home Buyers' Plan repayment grace period from 2 years to 5 years for RRSP withdrawals made between January 1, 2026 and December 31, 2028. That's three extra years before first-time buyers have to start putting money back into their RRSPs, freeing up cash flow during the most expensive years of homeownership.


Vancouver Opens the Floor on Tall Buildings

The City of Vancouver launched public engagement on May 1 to update its Higher Buildings Policy, the rulebook that decides which neighbourhoods can get 30+ storey towers and which can't. The current policy was last updated nearly a decade ago. Whatever comes out of this process will shape Vancouver's skyline for the next twenty years and decide which lots are about to become a lot more valuable.
