The choice between a new build and a resale home in BC comes down to three things buyers often underestimate: tax, warranty, and price per square foot. New construction carries 5% GST that resale homes do not, but a first-time buyer rebate can now erase up to $50,000 of it. It also comes with a mandatory warranty, and it usually costs more per square foot than an older home. With the Metro Vancouver median at about $1,130,000 and condos around $699,000, these differences add up to real money. The clearest divide is tax. A used resale home in BC is generally exempt from GST. A new or substantially renovated home is not, and 5% GST applies on top of the purchase price. On a $900,000 new home, that is $45,000 before any rebate.
The rules changed in 2026 in buyers' favour. A First-Time Home Buyers' GST Rebate, which received Royal Assent in March 2026, eliminates the full federal GST on a qualifying new home valued up to $1 million, worth up to $50,000, and phases the benefit out between $1 million and $1.5 million. It applies to eligible first-time buyers of new or substantially renovated homes purchased on or after March 20, 2025. New homes in BC come with mandatory third-party warranty coverage, commonly called 2-5-10: two years on labour and materials, five years on the building envelope, and ten years on structural defects. That protection has real value, especially on the envelope, which is where BC's wet climate does the most expensive damage.

New construction almost always costs more per square foot than comparable resale, before tax. You are paying for modern layouts, better insulation and energy efficiency, and current finishes. The trade-off is size: for the same budget, resale usually buys more floor area and, with houses, more land.
New does not always mean move-in ready. Much of BC's new supply is sold as presale, where you commit today and complete in a year or more, with deposits paid in stages.
