Bienvenue/Welcome to 127-129-129½ Archibald Street. This spacious, older house-style triplex offers generous living spaces and plenty of potential for investors or buyers looking for a renovation project. Situated in a convenient downtown location, the property features three residential units, two of which are currently livable but would benefit from modernization. The second-floor unit (#129) offers 3-bedrooms, a large living room, kitchen/dining area, hobby room. The main floor features two additional units. Unit #127 is a compact 1-bedroom apartment with a combined kitchen, dining and living area, plus bathroom. Unit #129½ has been largely gutted in preparation for renovations and offers the potential for a spacious 3-bedroom apartment with separate living room, kitchen/dining area, and full bathroom. The third floor is a finished attic with sloped ceilings, previously used as a woodworking workshop, providing additional flexible space. The building is heated by a three-zone oil-fired hot water baseboard system and has three separate electrical meters. Outside, you'll find a decent size backyard. While the property requires considerable updating and renovations, its central location, generous layout, and existing three-unit configuration offer exciting possibilities. Parking available on both sides of building. Buyers to verify permitted use and intended renovations with the appropriate authorities.
